Every item.
Every surface.
On record.

Condi turns a short phone walk-through into a dispute-grade inventory and schedule of condition, with a photograph and a written condition behind every line.

Built for UK letting agents and room-level operators.

From a real check-in at a two-room London flat, 17 August 2026.

Evidence

Every surface, photographed and described

A deposit dispute is won or lost on what you can show. Condi records a photograph, a description and a condition for each item, so check-out has something to compare against.

How it works

One visit. Three steps.

01

Walk the property

One pass with an iPhone. Condi records the room, the items in it and the shape of the space as you go.

02

Condi fills the inventory

Each surface and item gets a description and a condition. The clerk reviews and edits before anything is issued.

03

Issue it and get it signed

A full inventory and schedule of condition goes to the tenant to review and sign, with responses tracked to the deadline.

Questions

The things agents ask first

What do I need to run it?

An iPhone with a LiDAR scanner (iPhone Pro models). No other hardware, no tripod, no 360 camera.

Does the AI issue the report on its own?

No. Condi drafts the description and condition for every item from the walk-through. The clerk reviews, edits and approves before anything is issued to a tenant.

How do tenants sign?

The tenant gets a private link to review the inventory and sign digitally. Signature, decline and no-response are all tracked against the deadline.

Where is the data stored?

In the UK. Captures, photographs and reports are stored in the London region.

What kind of properties does it handle?

Single lets, HMOs and room-by-room operators, for check-in, check-out and mid-tenancy inspections.

Can I see a full sample report first?

Yes. Email tanin@getcondi.com and we will send the complete report the extracts on this page came from.
